  1. Not Having a Strict Budget

One of the biggest mistakes a buyer can make is not having a strict budget for a home. This can be an even bigger mistake when it comes to modular homes.

There are two things that can go wrong here. The first is that with parts of the home pre-fabricated, the manufacturer may realize that it could take a bigger piece of a home or land to fulfill your purchase. That will end up costing you even more money.

The second thing is if you have your mind set on a certain modular home and find out later that you cannot afford it. That can either result in lost money on a home you can’t live in or you can cripple yourself financially for years to come.

Sit down and take a hard look at your books before going forward and have the right house hunting strategy.

  1. Not Looking Carefully at Homes and Land

When it comes to pre-fabricated homes, you want to make sure that the home you want is a good fit for the land. One of the biggest things that can go wrong is realizing too late that the home you want is too big for the land that you have to work with.

Another example is if you live on land that is not flat, the home you want there may not be able to work. Or, you could run into problems with the plumbing and electricity required.

Make sure the home you want and the land you have are a good fit together before going further.

  1. Choosing the Wrong Builder

Finally, when it comes to these types of homes, you are going to work closely with the builder. This is the person that is going to make sure the job gets done right and the person that will make sure to nip any issues with the construction before it is too late.

When it comes to manufactured homes, this is especially crucial because the way these designs work is that once big pieces get installed, it becomes more difficult to start from scratch. Work with your builder and make sure they have a full understanding of the requirements for this project.
